Your housing application is active for 4 months. If we haven't found an apartment that meets your preferences during that time, you can easily renew it by contacting us at the office. If you have found another place and your application becomes outdated, please inform us at the office so that your application can be removed.

Electronic Housing Application

We require a security deposit equivalent to one month's rent before moving into the residence.

General Rules of Conduct for Fastighets Ab Vörå Bostäder and Vörå Municipality Rental Apartments.

In our apartments, common areas, and outdoor spaces, a peaceful and tidy lifestyle should be maintained, in addition to complying with general laws (police and health regulations).


Additionally, the following specific regulations must be followed:

A. General Conduct Rules
  1. Disturbing noises, such as loud machinery, music, or singing etc., are prohibited between 10:00 PM and 7:00 AM. For family gatherings within reasonable limits, music is allowed to play later, but neighbors must be notified in advance.
  2. Tenants should contribute to the general well-being of the area and respect others’ right to domestic peace.
  3. The tenant is also responsible for the behavior of their guests!
B. Common Areas
  1. The laundry room is off-limits between 10:00 PM and 8:00 AM. Laundry rooms and drying rooms are available by reservation. After using the laundry room, users must clean up so the next person can use it immediately.
  2. The communal sauna is available until 10:00 PM on Fridays and Saturdays.
  3. Doors to common areas should always be locked. Anyone leaving them unlocked assumes responsibility for the area.
  4. Smoking, unnecessary lingering, and loud noise are prohibited in common areas.
  5. Bicycles, skis, and other items should be stored only in designated areas.
C. Courtyard Areas
  1. Household waste and trash should be taken to the designated waste containers, following sorting regulations.
  2. The tenant is responsible for the removal of other waste (hazardous waste, old furniture, etc.).
  3. Cars must be parked in designated carport spaces or electric socket spaces.
  4. Parking on pathways or in front of apartments is prohibited (except temporarily for loading or unloading). Unnecessary driving on courtyards and paths is prohibited.
  5. Parking spaces for a second car belonging to an apartment are arranged with the property manager or custodian.
  6. Car trailers, boats, caravans, etc. should not be stored in the courtyard or parking areas, except for loading and unloading.
  7. Washing should be dried in designated spots.
  8. Carpet and bedding dusting should be done in designated areas.
  9. Pets must be leashed outside the apartments and should not cause a disturbance or dirty the buildings or surroundings. Pet walking should not be done near children's playgrounds.
D. The Apartments
  1. Any broken windows, holes in walls or doors, or similar damages must be fully compensated by the tenant.
  2. Damages caused by pets must be fully compensated by the tenant.
  3. For any faults or issues with water, electricity, sewage pipes, faucets, electrical sockets, or similar, the tenant must immediately inform the property manager or custodian.
  4. Making fires on the balcony is prohibited. Grilling on balconies (in apartment buildings) is only allowed with an ELECTRIC GRILL (not gas or charcoal grills).
  5. Smoking inside apartments is prohibited; if smoking on balconies or terraces, please consider nearby apartments.
E. Violation of Regulations
  1. A written warning is issued for violations of the rules.
  2. If violations continue, legal action will be taken, which may include liability for damages and/or termination of the rental contract.

Rental Rules for Fastighets Ab Vörå Bostäder and Vörå Municipality's Rental Apartments

A pleasant living environment is based on a stable economy and functional concepts, which is why the companies have rules governing rental agreements.

Rental Guarantee

In accordance with LAW No. 481 concerning the rental of residential apartments, the companies' boards have decided to implement the mentioned law. Chapter 1, Section 8 regarding security in rental agreements for residential apartments is applicable.

The legal text in Chapter 1, §8 states:
”An agreement can be made that a reasonable security be provided with consideration for the damage that may arise if a contract party does not fulfill their obligations. If security is not provided within the agreed time, the contract party in whose favor the security was agreed upon has the right to terminate the agreement.”

A guarantee fee of one month's rent is required from every new tenant as security. This fee must be paid before moving in. If the fee is not paid, the rental agreement will be immediately terminated.

The guarantee fee will be refunded no later than one month after the end of the rental agreement, provided the company has no reason to require that it be used to cover claims the company may have against the tenant (e.g. unpaid rent or cleaning fees). Interest is not paid on the fee.

Age

To be able to sign a rental agreement with the companies, the tenant must be at least 18 years old.

Payment Remarks

If it's a minor amount, which cannot be a rent debt, and it has been paid, we may consider accepting the rental application. Otherwise, we decline tenants with payment remarks.

Tenant Selection

The companies reserve the right to choose the tenant.

Financial Problems?

If you encounter financial difficulties and cannot pay the rent on time, you should:

1. Immediately contact our office and the people handling rental matters to discuss a payment plan.
2. Check your eligibility for housing benefits.
3. Investigate with the social services your possibilities to get income support.
4. If you incur rent arrears and do not make contact, we will initiate collection actions.
5. This will entail additional costs for you.
6. Any district court decisions on rent arrears result in a credit record note and ultimately eviction.

Pets are allowed in all our apartments (maximum 2 cats per apartment). The tenant is responsible for their pets and should ensure that neighbors are not disturbed by them.

As a tenant, you should acquire home insurance.
